This out-of-style 1986 build is undergoing a major overhaul into a contemporary Mexican-inspired villa that backs right up to the Austin Greenbelt. Our clients are Mexican natives who are inspired by the contemporary aesthetic of current Architecture in Tulum. It is only fitting that this project has been dubbed “Casa Tulum.” We are focusing on earthy design elements that connect to the landscape of Tulum. The home’s exterior is a mix of stucco, wood, and masonry accents. Every porch has a wood soffit with Leuder stone decking on the patio surface. The color scheme is whites with bleached wood tones from the beach, the pool plaster will be the iconic deep blue of the Caribbean Sea. Black aluminum windows mixed with black steel posts and railings and the metal roof contrast the soft tones which add a subtle but sleek modern touch.

The existing home is long and allows us to add on at the side to create a courtyard centered around the pool that keeps you immersed in the space. The original structure will be getting taken down to the studs inside and out. Complete new thermally broken aluminum RAM window and door package, new semi-smooth stucco throughout, new standing seam metal roof. The additions include a front porch, side porch, master suite, and utility room, with a detached carport and pool cabana. The courtyard feel is accentuated with large windows and sliding glass systems, and three covered patios facing out toward the pool. There is a view of the courtyard from nearly everywhere in the house. When we have finished this 3,000 sq ft, three-bedroom, 2.5 bath home will be 4,000 sq ft and boast four bedrooms, an office, and five full and two half baths. We will be upgrading the city sewer tap to accommodate the additional baths.
